Grenada real estate route

If you are interested in Grenada citizenship by investment in real estate options, you have two choices.

Option 1:

For a single application, a minimum $350,000 independent investment in real estate in a government-approved project is required.

Option 2:

A minimum donation of $220,000 per investor is required for joint investments in a pre-approved Grenada tourism accommodation industry, up to a total investment value of $440,000.

If a buyer wishes to acquire citizenship, he or she is required to hold real estate investments for at least five years.

Citizens and residents of Grenada can take advantage of the island’s favourable tax structure. Grenada imposes no capital gains tax, inheritance tax, or wealth tax on worldwide income or assets. Nevertheless, it is essential to know that certain municipal taxation policies apply.

Important tax considerations:

  • The individual annual income tax rate for the first XCD 36,000 of locally generated income is free, the next XCD 24,000 is taxed at 10%, and the excess is taxed at 28%.
  • For corporations, the flat tax rate is 30%. Interest (excluding bank deposits), rental income, leasing premiums, licensing, royalties, management fees, commissions, and fees paid to a non-resident are subject to a 15% withholding tax.
  • In Grenada, VAT is 15%. 10% applies to hotels, villa-style accommodations, and diving activities.
  • Generally, the property transfer tax rate for Grenada residents is 5%, payable by the vendor or seller. Government-approved projects may be eligible for a discount.
  • Annual taxes in Grenada include a property tax of 0.2% of the residential land’s market value and 0.3% of the building’s market value.
  • The stamp tax on business receipts is 0.70 percent if the gross receipts exceed XCD 300,000.

The procedure time and approval for Grenada citizenship by investment typically takes between 60 and 90 days.

The investment application is evaluated by Grenada’s CBI Committee (CBIC), and the application process is managed by authorised international marketing agents in conjunction with a local agent.

Once the citizenship application has been filed to the CBIC, the government of Grenada will carefully evaluate each application. The CBIC conducts rigorous routine due diligence to ensure application clearance. The citizenship application will be denied if the applicant makes a false statement or omits important facts during the process of due diligence. During the due diligence phase, the investor is expected to make an initial deposit.

Once the due diligence checks are completed, qualified foreign investors will be required to present evidence of their investment in Grenada. Citizenship documents and a Grenada passport are issued in response to this foreign direct investment.

Step-by-step instructions for submitting your CBI application in Grenada

Follow these six steps to apply for the Grenada CBI program and get dual citizenship:

  1. Choose an authorised advisor to handle your application. With the help of a government-approved local agent, they will assist you in preparing the necessary documentation for submission to the CBIC.
  2. Complete all application forms and submit all necessary documentation as instructed by your agent. Ensure that all documents have been legalised in accordance with CBIC guidelines.
  3. The government evaluates the application and conducts a background investigation.
  4. After 60 to 90 days, your application for citizenship will be granted and a letter will be sent. This will provide information about investing in Grenada.
  5. Choose whether to donate to the Grenada NFT Fund or to real estate. Provide documentation of your donation and pay the required program fees.
  6. Finally, successful applicants are granted Grenadian citizenship, which comes with a
  7. variety of privileges, including visa-free travel and enhanced personal and financial protection. After the CBIC has received proof of payment for the NTF or real estate, registration certificates are issued. Applicants then need to submit their passport documents through a local agency. You are then granted Grenadian citizenship and may apply for a second passport, granting you dual citizenship.
